Because we do more work per house. We build a condition file on your specific property instead of running your address through a comparable-sales model. We file as your designated agent, in your name. And we don’t file a protest we don’t think we can win.

When do I actually pay?
After the county confirms your reduction, and after we've shown you the arithmetic. We tell you the charge date in advance and nothing happens before it. That's usually late in the year, months after the protest is settled.
What if my value goes up next year?
It probably will, values in Texas generally rise. Our job is to make sure the number the county lands on is defensible. We review it again every spring and protest when we think we can bring it down. In a year where the county's number looks right, we won't file, and you won't hear a sales pitch from us about it.
Do you protest every single year?
No, and that's deliberate. We look at your number every year, but we only file when we think we can actually win. Filing a protest we don't expect to win costs you time, puts nothing in your pocket, and burns credibility with the appraisal district we have to go back to for every other client. When we decide not to file, we tell you why.
Do I have to re-sign every year?
No, and you should know why. Form 50-162 doesn't expire on its own. It stays on file with the appraisal district until you cancel it, and Texas allows only one agent on a property at a time. That's what makes this a sign-once arrangement rather than an annual chore. It also means you're not prompted to reconsider each year, so we'd rather you hear it from us: you can cancel any time, in your account or with one form to the county, and we'll file it for you if you ask.
How do I cancel?
In your account, in one click, or call us. We file the revocation with the county and confirm when it's processed. No notice period, no fee, and nothing owed unless we've already won you a reduction that year.
Is the homestead exemption really free?
Yes. There's no charge for it and there never will be. You can also file it yourself at the appraisal district for nothing. We'll tell you how if you'd rather. Most people just don't get around to it.
